Notice of Complete Application for Plan of Subdivision - File #15T-23003
Take notice that the County of Peterborough has received a complete application for a plan of subdivision in accordance with Sections 51 (17) and (18) of the Planning Act. The application has been assigned file number 15T-23003.
Location
A key map indicates the location of the lands which are subject to the application. The lands are located in Part Lot 17, Concession 15, Otonabee Ward, Township of Otonabee-South Monaghan, known municipally as 3491 Wallace Point Road.
Purpose and Effect of the Application
The purpose and effect of the application is for the approval of a 50-unit residential plan of subdivision consisting of single detached dwellings which will be serviced by the existing municipal communal well system and private individual septic systems. The application includes blocks for commercial use (2 units), stormwater management, and drainage. Two new internal roads are proposed which will be accessed by Matchett Line and Base Line.

- Geotechnical Report, prepared by Redstone Engineering, dated May 26, 2023
- Archaeological Assessment, prepared by Northeastern Archaeological Associates Ltd., dated January 27, 2023
Peer review of the supporting documents will be coordinated through the County office.
The Right to Appeal
If a person or public body would otherwise have an ability to appeal the decision of the Council of the County of Peterborough in respect of the proposed plan of subdivision to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the County of Peterborough before the approval authority gives or refuse to give approval to the plan of subdivision, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the County of Peterborough in respect of the proposed plan of subdivision before the approval authorities make a decision regarding the plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
Public Meeting
Please note that Bill 23, the More Homes Built Faster Act, made changes to Section 51(20) of the Planning Act which no longer requires Municipalities to hold public meetings for draft plans of subdivision.
